The 680 Corridor added listings, but demand barely moved
Here is the number that changes everything for sellers right now. The Real Estate Data Aggregator counted 533 homes for sale across the 680 Corridor in the three months ending August 31, 2026. That is up 10.6% from the same stretch last year. Pending sales? Up just 0.4%. More supply. Nearly the same demand. That gap is the whole story.
Danville San Ramon reported the average 30-year fixed rate at 6.86% in September. That is not nothing. It keeps some buyers on the sideline. Zillow reported newly pending existing home sales dropped 12.8% year-over-year on a rolling weekly basis. The 680 Corridor is holding up better than that, but buyers are still choosy.
The corridor at a glance: three months ending August 31, 2026
Sales are up a solid 5.7%. But inventory grew twice as fast as demand. That is the gap buyers and sellers both feel. It is not a collapse. It is a rebalance. And in a rebalance, the homes that are prepped and priced right still move fast.
ZIP by ZIP: same corridor, very different stories
This is where it gets freaking awesome to dig into. Each ZIP below comes from the Real Estate Data Aggregator for the three months ending August 31, 2026. The range is wild.
Alamo: the bones are strong and the numbers prove it
Alamo (94507) had a median sale price of $3,000,000. Up 20.7% from last year, per the Real Estate Data Aggregator. Homes sold at 101.9% of list. More than 4 in 10 homes sold above asking. That is a ZIP that did not get the memo about slowing demand.
Only 24 homes were for sale there, down 20% from a year ago. When supply shrinks and demand holds, that is what you get. Less choice. More competition.
Walnut Creek 94598: fastest mover in the corridor
The Real Estate Data Aggregator counted a median of just 18 days on market in 94598. Nearly half of all homes, 47.9%, sold above list. And 50.8% went under contract within two weeks of listing. That is the fastest two-week contract rate in the corridor. Prices dipped a little, down 1.7% from last year. But the speed and the above-list action tell a different story than the price tag alone.
Where it softened: Dublin and Walnut Creek 94596
Dublin (94568) added the most inventory of any ZIP. The Real Estate Data Aggregator showed 150 homes for sale, up 48.5% from last year. Pending sales rose 20.7%, which is solid. But the median price slipped 1.6% to $1,269,500. More choice, a little less urgency. Not broken. Just more balanced.
Walnut Creek 94596 had the biggest price drop in the corridor, down 14.9% to a median of $1,000,000. Days on market stretched to 33, up 8 days from last year. The two-week contract rate fell 11.8 points. That is a ZIP that needs sharper pricing to close the gap between what is listed and what is actually selling.
What the rate environment means for you right now
Danville San Ramon reported the 30-year fixed rate averaged 6.86% in September. That is real money on a $1.5 million purchase. Buyers are doing the math carefully. That is why pending sales across the corridor rose only 0.4% even as listings climbed 10.6%. The pool is not empty. It is just more patient.
Patient buyers pick the best-prepared homes. Before and after is the instinct here. A home that shows its potential moves. One that looks like a project sits. That gap between what a home is and what it could be is exactly where sellers leave money on the table right now.
The bigger East Bay picture
East Bay Times reported that home prices across the East Bay rose more than 6% from August. Danville San Ramon also noted that Livermore's median home price climbed 13% compared to last September. The 680 Corridor is part of a broader East Bay market that is still moving, even if the pace is uneven.
East Bay Times also reported that the estimated monthly house payment for homebuyers in six California metros hit $6,770 in September, against a median rent of $2,929. That spread keeps some buyers renting longer. It also means the buyers who do commit are serious and financially ready.
