One part of the market is still moving fast, even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is a real number that hits your payment hard. And yet, one ZIP code in this market did not blink. 📍

94598 is the tightest spot in the market right now

The Real Estate Data Aggregator counted just 1.3 months of supply in ZIP 94598 for the three months ending July 31, 2026. That is the lowest of any ZIP code with meaningful sales volume here. Sellers are not waiting around. Buyers are not getting second chances.

More than half the homes sold above asking. The Real Estate Data Aggregator put that share at 53.4% in 94598. That is not a fluke. That is a market where prep and pricing still pay off big.

Where competition is heating up beyond 94598

Rates are real. So is the competition.

Realtor.com reported that mortgage rates crossed 7% in late September for the first time since January 2025. Rates moved up nearly 40 basis points over the four weeks before that, per Realtor.com. That is a payment jump buyers feel immediately.

Nationally, the National Association of Realtors counted 4.9 months of supply, the highest level in over ten years. That is the country. This market is a different story. Most ZIPs here sat well under 3 months, per the Real Estate Data Aggregator.

Buyers: the payment is tougher with a 7.28% rate from Freddie Mac. And in the tightest ZIPs, you are still competing. Go in knowing the supply number for the specific ZIP you want.

Sellers: sharp prep and a well-placed price still produce strong results. The Real Estate Data Aggregator showed 94598 averaging 101.4% of list. That does not happen by accident. It happens with the right setup.

One more thing: 94563 is moving the fastest of all

The Real Estate Data Aggregator counted a median of just 12 days on market in ZIP 94563 for the three months ending July 31, 2026. That is 9 days shorter than a year ago. And 59% of homes there went under contract within two weeks of listing. Let's go. 🚀
