The tightest ZIP in the Corridor: 94598
The Real Estate Data Aggregator counted just 1.3 months of supply in ZIP 94598. That is the lowest of any ZIP in this market. More than half of homes there sold above list. That is freaking awesome if you are a seller. If you are a buyer, you need to be ready fast. ⚡
ZIP 94507 is the price growth leader
The Real Estate Data Aggregator put the median sale price in ZIP 94507 at $2,875,000 in the three months ending July 31, 2026. That is up 8.5% from the same months of 2025. Supply dropped 31% year over year. Only 29 homes were for sale. Homes there sold in a median of 13 days. Let's go. 🔥
Not every ZIP is reading the same way
ZIP 94583 is a different picture. The Real Estate Data Aggregator counted the median sale price there down 6.7% to $1,400,000. Months of supply ticked up 0.2 months. Homes for sale rose 12.2%. More choices, but prices dipped. Not every home sold fast either: the median was 22 days. That is honest. 📊
ZIP 94568 added inventory fast. The Real Estate Data Aggregator showed homes for sale up 49.5% year over year, to 163. Median days on market stretched to 28, up 7 days. Median price slipped 1.9% to $1,323,750. More supply means buyers have more room to breathe there.
How every ZIP stacks up
The wider backdrop
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Several ZIPs in this Corridor beat that by a wide margin. ZIP 94596 led the whole group with a 10.4% price gain, per the Real Estate Data Aggregator.
Realtor.com reported mortgage rates rose to 6.67% in August 2026, up from 6.05% in February. CNBC reported the average 30-year fixed rate surged to 7.22% as of September 16, 2026. That is a real headwind for buyers across every ZIP. It explains some of the slower pace in the softer parts of the Corridor.
The Corridor as a whole
Across all eight ZIPs combined, the Real Estate Data Aggregator counted 705 homes sold in the three months ending July 31, 2026. That is up 5.7% from the same months of 2025. New listings fell 3.7% to 930. Total homes for sale dropped 1.1% to 556. The overall market is tighter than a year ago. But the ZIP-by-ZIP gaps are real.
