The Real Estate Data Aggregator counted just 1.3 months of supply in ZIP 94598 for the three months ending July 31, 2026. That is the lowest of any ZIP in this corridor. Supply has held flat from a year before. Flat at rock bottom is still rock bottom.
The Real Estate Data Aggregator shows 53.4% of homes in 94598 sold above list. That is more than 1 in 2. The average sale came in at 101.4% of list price. Freaking awesome bones in that ZIP can still become a freaking awesome result. 💪

ZIP 94596 was up 10.4% in median price, per the Real Estate Data Aggregator. That is the biggest year-over-year gain in the corridor. Homes sold there rose 18.4% too. The bones were always there. The market just caught up. 📈
ZIP 94583 slipped 6.7% in median price. Months of supply there rose 0.2 months, the only ZIP in the corridor to add supply. Not a collapse, but worth knowing before you pick a number.
The rate reality right now
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported that rates crossed back above 7% for the first time since January 2025. That shapes what a buyer can offer, and it shapes how you price.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September. That is the highest share since October 2022. The 680 Corridor is not immune to that pressure, especially in ZIPs with more supply.
