What the rate means in real life

Freddie Mac put the 30-year fixed rate at 7.32% on October 22, 2026. The 15-year fixed came in at 6.68%, also per Freddie Mac. Those are not small numbers. And Moraga buyers are still paying over asking on nearly half of all sales. That tells you something about the conviction here.

The East Bay Times reported on October 24, 2026 that the estimated monthly payment on a $930,000 purchase across six California metros was $6,770, using a rate of 6.9% with taxes and insurance added. Moraga's median price sits well above that. The math is real. So is the demand.

In short
  1. Moraga (94556) posted a $1,745,500 median sale price in the three months ending August 31, 2026, up 20.4% from 2025. Homes sold in 13 days.
  2. Nearly half sold above list.
  3. Only 28 homes were available.
  4. All of that happened with Freddie Mac's 30-year rate at 7.32%.
  5. One street inside a ZIP code can read very differently from these totals.
  6. Your block may move faster or slower than the ZIP.
